The former developer owner gained detailed planning consent for the erection of a new build six storey building comprising 284 apartments as well as commercial accommodation on the ground floor with associated car parking. This development was commenced towards the end of 2007 with the majority of substructure work complete, however, all construction work ceased in 2008. We are informed the existing completed substructure foundations would easily accommodate a revised proposal for an alternative mixed use scheme subject to obtaining planning consent. The property comprises a level regular shaped site of 2.1 acres with good frontage to Winwick Street and John Street. The site is close to Warrington town centre and adjacent to Warrington Central railway station. Site and location plans are attached.

Immediately opposite the site fronting Winwick Street is the proposed mixed use development namely Wireworks – see link. We are informed that these proposals are currently on hold and the site has just been let for temporary surface car parking.


The site currently has the benefit of detailed planning consent for 284 residential apartments with A2, A3, D2 and D1 uses on the ground floor which was granted in October 2007. As mentioned, this development has commenced but construction has now stopped. A copy of the planning decision notice is available upon request.

In March 2002 the site gained approval for 25,000 sq ft of A1 food retail and car parking. The development, however, was required to be commenced within 5 years and this approval has now lapsed.
